Job Description:

Reports to Executive Manager for key African transportation player in operations and maintenance (O&M) with international/global partnerships.

Requirements: B-Tech or National Diploma in Civil Engineering, Building/Facilities Maintenance Engineering. A certificate in Facilities Management will be of advantage. At least 10 years of relevant experience and good working knowledge and experience in the maintenance of building elements in electrical, electromechanical systems, plumbing, tilling, roof works, painting, etc.

Position details:
Type: Permanent
Reports to: Maintenance Executive
Reporting, total staff compliment: 5 Job titles of direct reports: 2 x Building Supervisor, 1 x Facilities Supervisor. Building technician x 2 (indirect – direct report to facilitators).
Key internal relationships: All staff within the organization
Key external relationships: Government bodies such as Province/Suppliers and Contractors/The Consortium.

Primary purpose: To maintain the Operator’s assets and ensure that safety, quality, and performance targets are achieved.
Execute maintenance policy, standards and procedures and ensure reliable and safe equipment.
Ensure seamless travel for our customers that is safe, reliable, comfortable and friendly.

Principal Accountabilities
Ensure building works and cleaning condition to a standard of maximum operational efficiency, product quality and excellent service at all transportation sites.
Achieve quality and performance targets set for the assets.
Manage the maintenance sub-contractors within building and cleaning department.
Manage staff by ensuring specific measurable achievable realistic time-bound objectives are in place and implement regular performance assessment.
Comply with company policies and promote team spirit.
Fulfil all duties as specified in legal appointment.
Follow-up on technical objectives related to the quality and the efficiency of the maintenance activities.
Ensure maintenance plans of building and cleaning works are efficiently executed and system is ready for use as required.
Achieve and exceed contractual target performance for Building condition, cleanliness and infrastructure.
Conduct investigations into failures and ensure implementation of recommendations.

Specific Responsibilities:
Manage maintenance sub-contract with respect to safety, health, environment and quality.
Review annual budget, monitor and comply with monthly budget and expenses. Submit monthly report for variances.
Comply with all environmental and safety rules and alert Executive Maintenance of any environmental or safety issue.
Participate in the implementation of the maintenance plan and ensure results are achieved.
Ensure maintenance plans are executed effectively and building structures are in excellent condition.
Adhere to continuous improvement principles.
Ensure minimum levels of system downtime including timely and effective response to breakdowns.
Abide to general housekeeping rules.
Ensure contractors comply with Occupational Health and Safety Acts and its Regulation, all applicable policies and procedure.
Ensure regular inspections and audits are conducted.
Ensuring all agreed routine checks and tests are carried out according to specified frequencies and in accordance with operating instructions.
Ensure contractors comply with all applicable regulations and standards.
Analyse and rectify system defects in a timely manner to avoid downtimes.
Ensure Contracts under responsibility are managed successfully.
Issue penalties and take corrective action on any non-compliance by contractors.
Monitor compliance to service level agreement with contractor.
Take proactive role in site projects, renewal projects representing the engineering function.
Ensure successful handover of new maintainable addition to the system.
Participate in ensuring compilation, completion and closure of non-compliance reports, latent defect and warranty defect notifications.
Update maintenance specifications and procedures.
Conduct analysis on obsolescence treatment.
Undertake any other duties as assigned.

Job Qualification & Experience:

Educational Level:
B-Tech or National Diploma in Civil Engineering, Building/Facilities Maintenance Engineering
Certificate in Facilities Management will be of advantage.
Other Technical/ Professional Skills/Qualifications
Safety Management
At least 10 years relevant experience
Good working knowledge and experience in maintenance of building elements in electrical, electromechanical systems, plumbing, tilling, roof works, painting, etc.
Language Ability
Fluent in English
